Welcome to The Harrison FAQ page. This guide provides clear, detailed information about leasing, fees, utilities, pet policies, insurance requirements, and community guidelines. All fees, utilities, and additional charges outlined below are in addition to base rent unless otherwise stated and are billed separately in accordance with the lease agreement. Our goal is to provide full transparency so you understand all costs, requirements, and expectations before applying or moving in.

Lease Terms & Renting

What lease terms do you offer?
The Harrison offers lease terms ranging from 6 to 15 months, based on availability and daily pricing.

What are the application and administrative fees?

Application and administrative fees are one-time, non-refundable charges and are separate from base rent and security deposits.

  • Application Fee: $75 per screened applicant (Guarantor of Lease included)
  • Administrative Fee: $250
  • Preferred Employer Program (PEP): Full application and administrative fees are paid at application, with ½ of both fees credited back at move-in ($157.50)

Any replacement, incidental, administrative, or violation-related fees incurred after move-in are charged in addition to base rent and are billed on the following month’s statement unless otherwise noted.

What is the security deposit amount?

Security deposits are separate from base rent and fees and are determined by credit screening results:

  • Standard Approval: $300
  • Conditional Approval (Mid-Level Credit): $600
  • Conditional Approval (Low-Level Credit): One month’s base rent

Security deposits are due prior to move-in.

Are there any required monthly fees?

Yes. In addition to base rent, residents are responsible for required monthly fees, which are billed separately and may include:

  • Valet Trash: $7/month
  • Pest Control: $5/month
  • Tenant Liability Insurance: $14/month through River Oak Risk / Captiva (required)
  • Utility Billing Service Fee: $4.50/month
  • Water & Sewer: Billed monthly via RUBS and added to statement. Varies by usage

If electricity is not transferred into the resident’s name at move-in, a Vacant Services Fee of $25.00 will be charged in addition to base rent and utility usage.

What utilities am I responsible for?

Utilities are not included in base rent unless explicitly stated. Residents are responsible for utilities billed in addition to base rent, including:

  • Electricity: Set up and paid directly by the resident
  • Water & Sewer: Billed monthly through a utility billing program (RUBS) and added to statement
  • Utility Billing Set-Up Fee: $10.00 (one-time, billed on the first statement)
  • Final Utility Fee: $10.00 (one-time, billed on the final statement at move-out)

Utility charges vary based on consumption.

Is internet included?
Internet service is not included in base rent. Residents set up and pay directly for their preferred internet provider and plan.

What is the lease renewal process?
Renewal offers are sent approximately 90 days prior to lease expiration through the Resident Portal. Renewal rates reflect current market pricing. A 60-day written notice is required if you choose not to renew.

Can I terminate my lease early?

Early termination is subject to the lease agreement and may include:

  • Lease Termination Fee: 2x base rent
  • Insufficient Notice Fee: 2x base rent

All termination-related charges are in addition to base rent and must be paid in full.

Maintenance & Repairs

Does the property provide 24/7 maintenance?

Yes. The Harrison provides 24/7 emergency maintenance for qualifying after-hours issues. Routine maintenance requests may be submitted through the Resident Portal.

For after-hours emergencies, residents may call the leasing office number and follow the automated prompts to page the on-call maintenance team.

What qualifies as a maintenance emergency?

Examples include:

  • Major leaks or flooding
  • AC not working in extreme temperatures
  • Heat not working in extreme temperatures
  • Fire hazards
  • Sewer backups
  • No running water

For life-threatening emergencies, always call 911.

Emergency issues receive immediate attention. Routine requests are handled as quickly as possible based on priority.

Can I make changes to my apartment?
Written approval is required prior to making any modifications. Any restoration or damage charges are billed separately and in addition to base rent.

 

Pets

Is the property pet-friendly?

Yes. The Harrison is a pet-friendly community.

  • 1st Pet Fee: $350 (due at move-in)
  • 2nd Pet Fee: $150 (due at move-in)
  • Pet Rent:
    • $25/month for one pet
    • $50/month for two pets
  • Maximum Pets: 2

Additional charges include:

  • Pet Waste Fine: $300 per occurrence
  • Pet Finder’s Fee: $200 for unregistered pets

All pet-related charges are in addition to base rent. Breed restrictions apply.

 

Touring & Application Process

What do I need to bring for a tour?
A valid government-issued photo ID is required for all adult visitors.

What are the income and credit qualifications?
Applicants must earn at least 3x the monthly rent. Credit, rental, and background screening results are also used to determine approval status and security deposit amount, which may range from $300 to one month’s base rent based on screening outcomes.

If one applicant qualifies but another does not, can they still live together?
No. All leaseholders must independently qualify.

Is the security deposit refundable?
Yes. Security deposits are refundable minus unpaid balances or damages beyond normal wear and tear.

Do you offer a rent program called “Flex”?
Yes, we do offer this option. You’ll need to register and qualify through Flex, then select our property during the sign-up process. Flex lets residents split their rent into smaller payments and offers flexible rent payment options. You can visit their website here: https://getflex.com/

 

Rent, Payments & Insurance

When is rent due?
Rent is due on the 1st of each month. Rent does not include utilities, insurance, or additional services unless explicitly stated in the lease.

When do late fees apply?
A late fee of 5% of base rent applies if rent is not paid in full by the grace period outlined in the lease.

How can I pay rent?
Rent and applicable fees may be paid through the Resident Portal or approved payment methods.

Is renter’s insurance required?
Yes. Residents are required to carry renter’s insurance with $100,000 liability coverage. Coverage is provided through River Oak Risk / Captiva at $14 per month, billed separately from base rent.

Do you charge NSF fees?
Yes. Returned or declined payments are subject to a $35 NSF fee, billed separately from base rent.

 

Guests & Occupancy

What is your guest policy?
Guests must be accompanied by the resident at all times. Overnight stays are limited to 7 consecutive days or 14 total days per month.

Can someone stay long-term?
Extended stays require management approval and may require the guest to be added to the lease.

Do children staying seasonally need to be registered?
Yes. Minors staying long-term must be listed as authorized occupants.

 

Parking, Storage & Amenities

Do you offer reserved or covered parking?
Reserved and covered parking are not available at this time.

Do you offer garages or storage?

Optional storage is available:

  • Bike Storage: $25/month
  • Storage Units: $35/month

All storage fees are in addition to base rent.

Are there parking pass or key replacement fees?

Yes. Replacement and incidental fees are billed separately and in addition to base rent, including:

  • Duplicate Key: $10
  • Lock Change: $125
  • Parking Pass Replacement: $50

Where can I park a motorcycle?
Motorcycles may park in standard parking spaces unless otherwise posted.

Can I install a satellite dish?
Yes. Satellite dishes are permitted but may not be attached to the building. Any damage or restoration charges are billed separately.

What amenities does the property offer?
The Harrison offers modern flats with optional storage, on-site maintenance, an in-home washer and dryer included, and a fitness studio. Residents may also access the Burton Hills clubhouse for event rentals (fees apply).

Where is the property located?
The Harrison is located at 257 Broadway Street, Asheville, NC, just minutes from downtown Asheville with convenient access to I-240, Merrimon Avenue, and surrounding employment, dining, and entertainment areas.

Are there stores or conveniences nearby?

Residents enjoy proximity to:

  • Trader Joe’s, Harris Teeter, and local markets
  • Downtown Asheville restaurants, breweries, and shops
  • Medical offices, pharmacies, and urgent care
  • Parks, greenways, and cultural attractions

What sets the property apart?

Located in Asheville’s desirable Five Points neighborhood, this mini boutique building is just 0.8 miles from downtown and steps from Reed Creek Greenway, offering walkability to UNC Asheville, Trader Joe’s, Harris Teeter, and Whole Foods.

Modern flats with spacious kitchens featuring acrylic white cabinetry, waterfall islands, stainless steel appliances, and abundant cabinetry. Residences include large walk-in closets, modern finishes, and a studio gym, convenience in a highly walkable, bike-friendly location, and offers on-site retail businesses, including a hair salon, jeweler, makeup artists, and acupuncturist.

The Harrison is located within the Buncombe County School System. Nearby schools may include:
